The owners of the real estate assets that we work with primarily fall into two categories:

1) An owner-occupied property that requires a personalized suite of ongoing property management and concierge services.

2) An absentee owner who acquired the asset as an Investment Property. This owner prefers to lease out the property on a short and long-term basis and requires ongoing property management services as well as personalized concierge and brokerage services.

These are just some of the services our estate/property management team provides:

  • Management of luxury rental properties which includes the complete staging of the property including interior and exterior furniture and all household items for short and long-term rentals.
  • Provide weekly Management Reports to the property owner
  • Create a “House Operations Book” which contains all pertinent information about the house, property and Smart Home systems
  • Oversee vendors conducting property landscaping and tree maintenance
  • Oversee swimming pool and fountain maintenance
  • Monitor and manage HVAC system – scheduled preventative maintenance and filter changes
  • Monitor and manage plumbing system to ensure there or no possible blockages (such as tree roots) that will create drainage problems
  • Monitor foundation, roof and drainage systems for cracks and/or leaks
  • Monitor pest control management (termites, ants, rodents, etc.)
  • Coordinate asset coverage with insurance companies
  • Facilitate vehicle acquisition, registration and rentals and provide shipping arrangements
  • Procure vendor bids for maintenance and construction projects
  • Oversee and manage construction projects
  • Handle household budgeting, payroll and accounting
  • Manage on-site vendors and continuously evaluate performance. Ensure all vendor licenses and Certificates Of Insurance are current
  • Coordinate asset auctions through auction houses such as Bonham’s and Sotheby’s
  • Answer security company alarm calls 24/7 at vacant and occupied properties
  • Obtain bids and manage security camera installation and on-going monitoring – can set up to monitor remotely on iPhone or desktop computer
  • Interview/hire/manage domestic household employees on a short-term or long-term basis which include: chefs, housekeepers, chauffeurs, butlers, etc. Conduct background checks and set up health insurance coverage for all staff.
